How to Paint Vinyl Sidings in Atlanta

You have been the proud owner of a beautiful suburban home in Decatur, GA which is one of the top neighborhoods in Atlanta, GA according to the top guide to Atlanta, for over 10 years.

Even your home’s exterior is in perfect condition, you would like to do some inexpensive changes to it.

If that is the case, painting your home is probably the best way to change the look and feel of your house. The only problem you see is that you have vinyl sidings and not wooden sidings to your home which is bound to make the task more difficult as vinyl does not absorb paint as well as wood. You could simply look for siding contractors in Atlanta or you could keep on reading and do it yourself. Have no worries as it is possible to paint over vinyl but you keep the following in mind:
  1. You must properly clean the vinyl siding
  2. Keep in mind that vinyl expands with heat
  3. The original paint color must be taken in consideration when choosing a color
  4. The type of paint that you will use

Properly Cleaning the Vinyl Siding

Just like when you are painting any surface, it is important that you clean it first as dirt and mildew will keep a new coat of paint from sticking. I recommend using a soap and water first to hand scrub the old siding. If mildew has accumulated on the vinyl panels, try using an “oxygen bleach cleaner”.

Thermal Expansion of the Vinyl Siding

If you examine closely the vinyl sidings on your home, you will notice that the panels are on tightly but not tightly enough that they are not slightly loose. That is because vinyl siding were designed to slide back and forth because they tend to expand in hot weather.  With this in mind, when you paint over the siding, you can expect to see a very small color gap at the seams during cold weather.

Taking the Original Paint Color in Consideration

When a factory creates vinyl sidings for a home, part of the design for it is that it can withstand a certain amount of heat absorption based on its color. This means that if you have a light colored vinyl siding and paint it a darker color it will absorb more heat which in turn can lead to the siding warping due to excessive heat above its threshold limit. In short, do not paint a vinyl siding a much darker color then its original one.

Type of Paint to Use for Vinyl Sidings

Not any paint will stick well to vinyl as it is a slick surface. For best results, use a blend of urethane and acrylic resin which is commonly known as exterior latex urethane paint. Most paint stores will carry this type of paint such as Home Depot and SherwinWilliams. Remember to follow the instructions on the can of paint and to mix the paint well before you start applying it on the vinyl sidings.

How to Plan Building a Wooden Deck

How to Plan Building a Wooden DeckYou have been dreaming about having a summer time barbecue at your house with family and friends for a long time. This dream has never come true because the only thing missing was a nice wooden deck to have a good old Atlanta southern barbecue in style.
Taking the plunge you have decided to it is time to have one built as having a deck to your home is a beautiful extension to your house and can even increase its value.
Before you decide to get quotes from Atlanta deck contractors or from wherever you live, they are a few things you need to decide on first.

Location of Your Deck

Determining the location of your deck is an important factor when it comes to designing a deck.  Most decks are added to the back or side of a home or where there is an available door leading to the deck.  Other factors you should consider when deciding the location of the deck are the view, exposure to the sun, privacy and underground utilities.

One item that is usually forgotten and can bring disaster in the future are the community zoning laws as well as neighborhood rules.

Special Deck Accommodations

Even though some of us tend to want to hide certain aspects of our home to make it more pleasing to the eye, you should never cover any in-ground utilities like wells or septic tanks unless a proper access panel is build around them.

Another item to take into consideration would be the downspout of a gutter as no one wants to have water pouring into the deck during heavy rain as it will eventually cause damage to the boards.  Even if there is an opening thru the deck for the downspout, make sure that it properly runs away from the deck posts as it will cause them to rot overtime.

How Big Should Your Wooden Deck Be?

Of course the size of the deck will have a large affect on the cost of the deck but it should also be large enough to accommodate your needs.

For example, is you deck just an add-on to go from the house to the backyard or will it be used to hold barbecues?  If it is the later, you need to estimate how much space you will need for tables and chairs.

If you intend to have a hot tub or Jacuzzi on your deck then the deck will probably need to be reinforced to hold the weight of the water and the tub.

One way to estimate the size of the deck is to get some rope and some stakes and start outlying the shape of your deck in the backyard.  Once you have the shape and size you want measure it and make a rough sketch of it.  This will help when you start taking bids from Atlanta deck contractors or for when it comes time to buying material.

Using these estimates, you can then go to the local hardware store and the local lumber yard to get prices on material which will help you create a budget for the deck.

Type of Wood to Use

They are many types of wood that are great for deck building just be wary that not all woods are equal in different climates.  Do remind yourself that wood will turn grey over time unless you maintain it on a regular basis.

Some of the most popular types of woods for deck building are:

Pressure-treated woods – Pressure treated wood is just wood that has been injected with chemical preservatives to keep make it more resistant to termites, rotting and fungus.

Western Red Cedar – A reddish brown colored wood that has a good resistance to the elements.  It tends to turn a silver color over time when not treated and maintained properly.

Redwood – Much like the Western Red Cedar, Redwood is resistant to the elements and is a bit more rot resistant.

On a last note, it’s always a good idea to check with the local government and home owner association before you start as some places may require you to get a building permit or may have restrictions on size and deck colors.

A Relaxing Sunday in Atlanta... Replacing my Patio Door Sealant

This morning I was out relaxing in my patio as I usually do on a Sunday morning when I noticed a cold draft coming from the sliding patio door.

As it was a chilly morning, I went to the door to make sure that it was properly closed and upons closer inspection, I noticed that the sealant in my patio door was starting to crack and was frayed in some places.

Jumping up and down with joy, I knew I would get to take my tool box out and start fixing it up.  Just so you know, I don't always relish doing these home maintenance but sometimes, it's best to take are of these small jobs as fast as possible.  In this case, having a draft in your house does raise my monthly electricity bill and the Atlanta Power company is not know for being cheap.

As a professional non-practicing home improvement contractor, I usually have a lot of  supply handy which includes a caulk gun and a tube of silliconized acrylic caulk.  This caulk is a pretty much an all purpose caulk that is flexible yet water resistant and is usually good enough for tiles and windows and will last up to 25 years.

So the first step was to remove the old caulk from the window which is fairly simple as I just use a dry wall spatula to scrap it off and then used a brush to get rid of all of the debris.  One that is done, you simply give it a good swipe with a wet cloth and dry it.

Once you all is dry you just need to apply the caulk.  The best method is to fist just stick the nozzle into the gape between the window and the frame and smoothly apply the caulk throught the length of the window.

Once that is done, just dip your finger in water and smooth it out and voila!
